A growing share of Metro Atlanta inventory now moves privately before it ever goes public. Here’s how to see it.

Most Metro Atlanta buyers scroll Zillow. The listings there represent roughly 80% of available inventory — the homes every other buyer is also tracking. The other 20% circulates differently.

Off-market listings include homes that haven’t been listed yet (coming soon), homes being sold quietly by owners who don’t want a parade of strangers through, and properties where sellers are open to a deal before the sign goes up. These homes are real. They trade regularly. You just need the right relationships to hear about them.
